Tracing the moisture source and putting it right first, then framing repairs where members stayed wet, insulation, drywall, texture and paint, trim, flooring, and any cabinetry or fixtures that had to come out to reach it. Where the source sits behind plumbing or the exterior envelope, that repair belongs in the scope rather than under the new wall.

Rebuild after a signed-off remediation

When it is the right call. Choose it when remediation is finished, the source was found and fixed, and the cavity is open and waiting.

How it runs. Framing repairs where members stayed wet, insulation, drywall, texture, trim and flooring, matched into the rooms around them.

The scope is what you hold us to

The source repair, what is coming out and why, what goes back, and the photographs behind all of it.

Remediation, the removal work itself, is a different trade with its own licence. We rebuild, and we say which is which.

The decisions that change the result

Where the water came from
A wall rebuilt over a live moisture source comes apart again, usually within a year, and the second repair costs more than the first. This is the one decision everything else hangs on.
How much has to come out
Over-demolition is a real complaint in this trade. We walk the line with you before opening anything further, and where we are not certain yet, we say that instead of guessing wide.
What goes back in a wet location
A cavity that was damp once is a cavity worth rebuilding in material suited to it. That is a scope decision and it belongs in writing, not in a conversation on site.
Who signs off before it closes
If a clearance or a third-party check is part of your arrangement, the close-up waits for it. We do not issue that clearance ourselves and we do not close ahead of it.

Four things California already gives you

You can check every line of this before you call anyone. It is the law, not our policy.

  1. Your deposit is capped. No more than $1,000 or 10 percent of the contract price, whichever is less.

  2. You can cancel. Three business days on an ordinary contract, and seven where the damage came from a declared disaster.

  3. You choose the contractor. Your insurer cannot require you to use theirs, and has to tell you so in writing before it recommends one.

  4. The last money comes on completion. Your insurer holds back the depreciation until the work is done, and you have at least twelve months to finish and collect it.

What moves the price of a mold rebuild

A lot of this work is paid directly rather than on a claim, so it is worth knowing exactly which parts of it carry the cost.

Where the number comes from

  • Whether the moisture source has been found, and which trade the repair belongs to.
  • How much material has to come out to reach it, and how much of that is structural.
  • Whether the location calls for material chosen for damp rather than like-for-like.
  • How far the finish has to be carried so the repair does not read as a patch.
  • Whether a clearance or third-party check has to happen before close-up.

The work Why start with the water instead of the wall?

Because a wall rebuilt over a live moisture source comes apart again, usually within a year, and the second repair costs more than the first. Before we price anything we work out where the water was coming from and whether it has actually stopped. If that repair belongs to a plumber or a roofer we will tell you that plainly.

Scope Do you do the remediation as well?

This page is the rebuild that follows remediation: the wall, the floor, the framing and the finishes. Where remediation still needs doing we will say so and tell you what has to happen before we can start putting anything back. Removing or killing the mold itself is the job of the remediation contractor, and we keep the two separate so you know who is responsible for what.

Money My insurance will not cover it. Does that change anything?

It changes the conversation, not the work. Plenty of mold jobs are paid for directly because the policy treats the damage as too far downstream of the original leak. We price the scope the same way either way, and we will tell you where the money is actually going so you can decide what to do first.

Money How much can you ask me for up front?

No more than $1,000 or ten percent of the contract price, whichever is the smaller number. That is California Business and Professions Code 7159.5, it binds every licensed contractor in the state, and the contract must say so in bold type. It matters more here, because a lot of these jobs are paid privately.

The work How much of the wall has to come out?

As little as will let us reach the source and rebuild sound material onto sound material. Over-demolition is a real complaint in this trade, so we walk the line with you before opening anything further, and the scope says what is coming out and why. Where we are not sure yet, we say that instead of guessing wide.

The work It was repaired once and came back. Will you look at that?

Yes, and it is the most useful thing you can tell us. A repair that failed says something about where the water is that an intact wall does not. Tell us roughly when it was done and what was replaced, and we will start there rather than treating it as a fresh job.

Scope Can you tell me whether it is dangerous?

No, and anyone rebuilding your wall should not be the one telling you that either. Testing and clearance are a separate discipline with their own licence. We rebuild, we say what we can see, and we leave that question to the people qualified to answer it.
