A total loss is a ground-up build with an architect and a long permit road. A house still standing with smoke through it is the job on this page: what burned gets rebuilt, what absorbed smoke gets addressed, and the rest gets proven clean before it disappears behind drywall.

From the framing out
Structural framing and sheathing, roof and exterior envelope, insulation, drywall and texture, trim, doors and cabinetry, flooring, and the electrical and mechanical that has to be put back. Where a cavity was open to smoke, the surfaces inside it get addressed and read before anything covers them.

Most standing houses need all three of these in different rooms, and the scope is clearer once they are named separately rather than priced as one number.

Structural rebuild
When it is the right call. Where members actually burned: charred framing, sheathing, roof structure, anything that lost section.
How it runs. Burnt members are cut back to sound material and sistered or replaced, new sheathing and wrap go on, and where the repair is structural it carries a permit and an inspection.

Smoke-affected interiors
When it is the right call. Where nothing burned but the room still smells, or a surface keeps coming back grey after cleaning.
How it runs. Porous material that holds odour is removed rather than treated repeatedly, cavities are opened where smoke travelled, and the finishes go back once what is behind them has been read.

Selective repair
When it is the right call. Where the room tested clean and the damage is cosmetic, and taking more out would cost more than it returns.
How it runs. We hold the line at the boundary, say exactly where it falls, and tell you what stopping there means for the room next to it. Nothing is removed to inflate a scope.

Which rooms are structural, which are smoke, which are cosmetic, and the photographs behind every one of those calls.
We do not perform the testing ourselves, and we do not tell you what a test will find before it is run.
The decisions that change the result
- What gets read before close-up
- Once drywall is on, the cavity behind it is somebody else's problem in two years. Cavities are inspected and documented while they are open, and the photographs go to you.
- Sealed or replaced
- Sealing framing is legitimate in some rooms and a shortcut in others. Which one applies depends on what the surface reads, and we say which we are proposing and why in the scope.
- Ducts and mechanical
- Smoke travels through the return before it travels through a wall. Whether the duct run is in this scope or somebody else's is worth settling early, because it decides whether the smell comes back.
- Matching the rooms that were untouched
- Half a house rebuilt to a new finish beside half a house that was not is the most common way a smoke rebuild ends up looking like a repair.

You can cancel. Three business days on an ordinary contract, and seven where the damage came from a declared disaster.
California Business and Professions Code 7159 -
You choose the contractor. Your insurer cannot require you to use theirs, and has to tell you so in writing before it recommends one.
California Code of Regulations, Title 10, 2695.9(b) -
The last money comes on completion. Your insurer holds back the depreciation until the work is done, and you have at least twelve months to finish and collect it.

Your deposit is capped. No more than $1,000 or 10 percent of the contract price, whichever is less.

What it depends on
What moves the price of a smoke rebuild
A standing house with smoke through it has the widest price spread in this trade. These are the things that decide where yours falls.
Where the number comes from
- How much of the structure actually burned, as against how much absorbed smoke.
- Whether the repair is structural, because that brings permits and inspections with it.
- How far the smoke travelled through cavities, ducts and the return.
- How much of the untouched house has to be matched so the finish reads as one house.
- Whether the contents and the building are being handled under one scope or two.
We will not price a smoke rebuild from photographs. Anyone who does is pricing a guess.

The representative and employees were very pleasant and professional. There was a discrepancy regarding the billing; however, they were very responsive and eager to help me understand the charges and resolve the issue. We had a major flood in our downstairs and it took our house to the studs in several areas. I have a baby and a toddler and was so overwhelmed. Green Planet came out the same night the leak happened and from there they've held my hand through this entire (several Month) process. They've handled everything to help me with the insurance claim (huge relief), and while it's been a long process we've have SUCH a great Project Managers (Ezequiel and Shauloi) who has set clear expectations and checks in with me multiple times a week. We aren't quite finished yet but almost there and this whole process has been a lot! Green Planet has done an amazing job with communication as well as quality of work. Green Planet did an amazing job, and contributed significantly to making a very trying situation easier on me and my family. After waking up to extensive water damage caused by the condo above us and a ruptured toilet, Green Planet was on the scene within hours. Denny and his team immediate began the drying process, packed out our possessions into storage, and scheduled waterlogged sections of our home for demolition. Once demolition was finished (on time!), Dekel and his crew took over for the rebuild. From working directly with insurance, helping us choose new flooring, tile, and paint colors and materials, fixing small details we pointed out, and dealing with the inevitable bumps in the road, Dekel's team made our condo look like new again. In all, the job was done well, smoothly, and as on time as can be expected when dealing with insurance companies. Having one company to work with from initial response to finished remodel was fantastic, and their staff were always very responsive to our questions and concerns. While we hope we never need Green Planet's emergency services again, they were a pleasure to work with.

I can't tell you how happy I am with my brand new kitchen. I was able to get everything that I wanted within a short period of time. From the day they started demolishing and repairing, installing and measuring, and painting and doing touchups, it took about two weeks. Dekel and his team were very sweet and accommodating to my needs. No one likes to drive out to my neck of the woods for repairs, but all of the guys always showed up to my house right on time and never complained about anything extra I requested for them to do. They actually did a lot more touchups than I expected them to and I was very pleased with their attention to detail. Dekel always answered my calls and calmed my nerves whenever I felt nervous about something, or other. This is actually the second time we've had to use this company for repairs in my home since there was not one, but two major leaks that occurred over the past year, and we had to file claims through our home insurance company. Along with the new upgrades and repairs, my husband and I decided to get all brand new appliances and that has made a huge difference, not only to how everything looks in the kitchen, but to how we were preparing food previously. Just know that you and your home are in good hands and you can trust the workers to do their job right, and thoroughly the first time. By the way, there is a woman by the name of Linor, on this team of contractors and she is the one who did all of the measurements for the cabinets in our kitchen. She is a very firm and precise business woman, who definitely made sure that our cabinets were done right. She uses a magical laser that takes precise measurements of the cabinets needed for your space and I still don't know how she did it, but everything came out to an exact matching point! Top notch.

The company How do I know you were here before January 2025?
Our licence is 1009639 and you can look it up on the Contractors State License Board site in about a minute, including the issue date. We have been rebuilding in Los Angeles for thirty years. Checking the issue date is a reasonable thing to do with any contractor you are talking to right now.
Scope Do you handle total losses?
This page is the standing house: what burned gets rebuilt, what absorbed smoke gets addressed, the rest gets tested before it closes. A ground-up rebuild after a total loss is a different job with an architect and a long permit road, and we will say so rather than take it on to keep the conversation going.
Money How much can you ask me for up front?
No more than $1,000 or ten percent of the contract price, whichever is the smaller number. That is California Business and Professions Code 7159.5, it binds every licensed contractor in the state, and the contract has to say so in bold type.
The work The room still smells and it has been cleaned twice.
That usually means odour is held in something porous that stays, or that smoke reached a cavity or a duct run that was never opened. It is a scoping question, not a cleaning question, and it is one of the first things we look for on the walkthrough.
Insurance Do you deal with my insurance company?
We write and document our own repair scope and give you the photographs and the line items, so you and your adjuster are describing the same job. We are a licensed general contractor and not a public insurance adjuster, so your claim stays between you and your insurer.
Insurance What if my insurer will not pay for part of the scope?
It happens on smoke claims more than on any other kind, and it is better to find out before a wall closes than after. We price the full scope, mark what we expect to be contested, and tell you what leaving something out means for the work around it.
The work How long will the rebuild take?
It depends on the scope, the permits and how quickly the money is released, and any contractor who gives you a date before walking the job is guessing. We give you a schedule once we have seen what is open, and we tell you when it moves.
